Estimate principal and interest and add your own taxes, homeowners and flood insurance, HOA, CDD, and mortgage-insurance assumptions. The result is an educational estimate, not a qualification decision, rate quote, Loan Estimate, or commitment to lend.

What the estimate can clarify

A complete housing-payment discussion goes beyond principal and interest. Separate inputs make it easier to see how taxes, insurance, association obligations, district assessments, and mortgage insurance may affect the monthly total.

What the estimate cannot decide

The tool cannot determine eligibility, verify a rate, approve a property, calculate final cash to close, or account for every agency, investor, lender, insurance, tax, escrow, or closing requirement. Borrower-specific decisions require a complete review.

Tools standard

Every result must show its assumptions. Inputs are not stored or sent to Gary without separate consent. Current program limits and rules must be dated and sourced.
