Licensing & Disclosures

Professional identity, Florida licensing scope, Equal Housing language, government-program independence, and limits on educational content.

01

Professional identity and licensed state

Gary Burmeister, Loan Officer, NMLS #252082. First Coast Mortgage Funding, Company NMLS #1953441. Gary is licensed to originate mortgage loans in Florida. Current individual licensing and company sponsorship should always be confirmed through NMLS Consumer Access.

02

Service-area scope

Jacksonville and Northeast Florida—including Duval, St. Johns, Clay, Nassau, and Flagler Counties—are Gary’s primary service area. Local education does not imply licensure outside Florida, availability in every location, or approval for any borrower or property.

03

Equal Housing Opportunity

First Coast Mortgage Funding identifies itself as an Equal Housing Opportunity lender and states that it complies with applicable fair-lending laws. The final Equal Housing statement or approved artwork, placement, size, and any additional state advertising disclosures require company compliance approval before public launch.

04

Government-program independence

These materials are not from HUD, FHA, USDA, or VA; they are not approved by a government agency; and First Coast Mortgage Funding and Gary are not affiliated with those agencies.

05

Program, rate, and approval disclaimer

Subject to qualification and current availability. Not all borrowers will qualify. Programs, guidelines, rates, costs, terms, assistance funding, and lender participation may change. Website content and calculator results are general education—not an application decision, commitment to lend, Loan Estimate, loan approval, rate quote, rate lock, property approval, or guarantee of closing.

06

Secure information

Sensitive mortgage information and documents must be submitted only through a company-approved secure system. Ordinary email, text messages, the Mortgage Question Guide, and the Realtor scenario brief are not secure document portals.

07

Required company review

Before public launch, company compliance or legal counsel should confirm licensing presentation, Equal Housing treatment, advertising disclosures, program descriptions, external application and privacy links, and any additional Florida or company-specific requirements.
